Eligibility to Nominate
A person or corporation that is a registered owner is eligible to nominate themselves or others to be appointed or elected to the committee.

To nominate another person, obtaining their written consent is necessary for the nomination to be valid. Please refer to this page.
Eligibility for Appointment or Election to the Committee
The following people are eligible to be appointed or elected to the committee:
Individual Owners
An individual who is the sole owner of a lot.
Company Nominees
A company nominee representing a corporation that is the sole owner of a lot in the scheme.
Co-Owners
An individual who co-owns a lot, or a company nominee representing a corporation that co-owns a lot in the scheme, provided they are nominated:
- by another owner who is not a co-owner of the lot, or
- by a co-owner who is not seeking election themselves.
Only one co-owner of the same lot may be a member of the strata committee. However, a person who is an owner of more than one lot may nominate one person for election as a member of the committee for each lot that they own.
Non-Owners
An individual who is not an owner of a lot, provided they are nominated by an owner who is:
- not a member of the current committee, or
- is not seeking election as a member.
However, as mentioned above, a person who is an owner of more than one lot may nominate one person for election as a member of the committee for each lot that they own.
Ineligibility for Appointment or Election to the Committee
The following individuals are not eligible to be appointed or elected to the committee, unless the person owns a lot in the scheme:
- The building manager.
- A real estate agent carrying out functions related to the leasing of a lot.
- A person connected with the original owner (the developer) of the scheme or the building manager, unless the connection is disclosed at the meeting before the election or appointment.
- An owner who was unfinancial at the date the notice was given for the meeting where the election is held, and who did not pay the outstanding amounts before the meeting.
A person who becomes ineligible for appointment or election after being appointed or elected must disclose this to the secretary or chairperson of the committee promptly. Disclosures made, except those made at a meeting of the committee, should be provided in writing to the secretary, chairperson or Strata Choice.
If a member’s office is vacated by resolution of the strata or community scheme, by resolution at a general meeting, that person may not be eligible for appointment or election as a member for a period of 12 months following the date the resolution was passed.
