Update from CHU RE: Loss of rent and temporary accommodation – building insurance

Special Benefits
The following Special Benefits are included in addition to Your Sum Insured for Policy 1 – Insured Property.

1. Temporary Accommodation / Rent / contributions / storage
a. Temporary Accommodation

When You occupy Your Lot/Unit We will pay the reasonable cost of Temporary Accommodation You necessarily incur if Your Lot/Unit is made unfit to be occupied for its intended purpose due to:
i. Damage to Your Insured Property that is admitted as a claim under Policy 1 – Insured Property; or
ii. reasonable access to or occupancy of Your Lot/Unit being prevented by Damage from an Event claimable under Policy 1 – Insured Property happening to other property in the immediate vicinity.

We will pay:
• under Clause a.i. from the time of the Event until the time You reoccupy Your Lot/Unit following completion of rebuilding, repairs or replacement; and
• under Clause a.ii. from the time of the Event until the time when access to Your Lot/Unit is re-established.

b. Rent
When You have leased out or can substantiate by means of a signed agreement that You would have leased out Your Lot/Unit or Common Area We will pay the actual Rent You lose or would have lost if Your Lot/Unit or Common Area is made unfit to be occupied for its intended purpose due to:
i. Damage to Your Insured Property that is admitted as a claim under Policy 1 – Insured Property; or
ii. ii. reasonable access to or occupancy of Your Lot/Unit or Common Area being prevented by Damage from an Event claimable under Policy 1 – Insured Property happening to other property in the immediate vicinity;
iii. iii. disruption to Your Tenants’ occupancy of Your Lot/Unit or Common Area that is made partially unfit to be occupied for its intended purpose.

We will pay:
• under Clause b.i. from the time of the Event until the time Your Lot/Unit or Common Area is relet following completion of rebuilding, repairs or Replacement provided You demonstrate You have taken all reasonable actions to obtain a new tenant; and
• under Clause b.ii. from the time of the Event until the time when access to Your Lot/Unit or Common Area is re-established;
• under Clause b. iii, the cost You necessarily incur to abate the Rent of Your Tenant during this disruption from the time of the Event until the time when this disruption has ceased but in all not exceeding a maximum of three (3) months.

The contractors have advised that the doors which are not currently repaired will be secured this evening as they work through the building.

 

03/09/2018 – 4.30pm

Update

The contractors advise that:
– Common power has been restored to the building;
– Power to all apartments has been restored;
– Water has been restored to all apartments;
– You may now reside back in your apartment / occupy retail shops;
– However retail shops 9-13 are still not accessible and further update will follow tomorrow;
– Carpark has lighting.

 

03/09/2018 – 1.08pm

Update

The contractors advise that it is anticipated that the power and water to the property will be re-established today prior to 5.00pm. A further update will be forthcoming from the contractors within a few hours.

This does not include the shops from #8 and above as further work will be required, it is unknown how long this will take, however we should know tomorrow.

 

 

03/09/2018 – 10.00am

Update

As you are aware, the property was evacuated on 2 September 2018 due to an explosion in one of the shops and access to the building has been restricted to police for safety reasons. The property has limited power, water, gas and other essential services.

 

Contractors are currently repairing the damage and will work as quickly as possible to make the building accessible again. This has also impacted the retail shops.

 

The police event number of the incident is E68437604.

 

Access to your apartment

The police have provided limited access to some apartments for residents to retrieve some personal belongings. Access to the building is now restricted until further notice however it is anticipated that you will be able to return this evening.

 

Garage

The garage is accessible, it is dark so you will need a torch. It is anticipated that it will take weeks for the new door to be made and installed, therefore anything that is stored in the carpark should be secured and / or removed.

 

The Building

Builders are on site today continuing to clean common areas to ensure the premises  is safe for residents to return.

 

Electricians will also be on site today, it is expected that power will be restored to common areas (areas which are not destroyed) most residential properties and half of the commercial lots today. Regarding commercial lots from #8 and above, we do not anticipate power will be connected to these lots for a few days as there was a sub board for these lots located within the rear of the flooring shop and it was totally destroyed. The electricians will explore ways of bringing power back into these units as soon as possible. More will be known later on today.

 

Power, water and other essential services are currently being worked on to restore livability and so businesses can trade.

 

Contractors will provide an update around midday, Monday 3rd September, and this will be communicated to all residents shortly after.

 

Alternate Accommodation – Owner Residents & Landlords

The building’s insurer triggered the emergency accommodation policy coverage for the evening of 2 September 2018. The policy allowance per apartment is $2,500.00. This amount is the maximum amount available to each apartment owner for this event. If access is restricted for a longer period this allowance may be used for this purpose. If you have expended costs for emergency accommodation, please complete the Claim Form and forward receipts and this form as per the instructions on the form.

 

Alternate Accommodation – Tenants

There is no alternate accommodation insurance coverage for tenants under the buildings insurance policy. Please contact your contents insurer and your landlord / agent.
